Working as a buyers agent in this market you come across many interesting properties.  The following are examples of deals to be had with the right timing and structure.  As a buyers agent my job is to find the most house for the least amount of money, here are some examples. 

  

Johns Creek - Orgianl list price $994,900 - Negotiated sale price $550,000 with closing cost

This house was a great purchase in the North Fulton market.  The builder was out of business and the bank was out of town.  We had already previewed the obvious neighborhoods in the area without much luck.  My buyer was able to secure a C&P loan with a local bank and the appraisal came back at $1,120,000.00 for the closing.  Instant equity on this one!!!!

 

Reynoldstown - Original list price $529,900 - Negotiated sales price $418,000 with 5k in closing cost

This house is located near downtown Atlanta in the Reynolds Town neighborhood.  This buyers taste were strictly modern.  For those living the traditional lifestyle in the suburbs this mean concrete floors, hard counter tops, roll up door from the living room to the landscaped porch, tub filling from the ceiling, and epe entry way.  This house is a 10 out of 10.  The idea behind these houses are green construction with simple taste.

 

Suwanee - Lawrenceville - Original list price $157,900 - Negotiated sales price-$138,211

This buyer wanted to live near work so that put us in the Suwanee / Lawrenceville market.  We found the perfect home off Old Peachtree on our first search but lost the house due to timing.  After no less than 6 offers and 25 showings we found this house in the Collins Hill market.  With a full basement and private backyard this home met all the critera for my buyer. 

   

Cummming - Original list price $335,00 - Negotiated sales price  - $315,00

Sold one to buy one.  We listed this clients house in Forsyth County with the anticipation of finding their dream home.  After 35 days on the market we had a buyer and that put us on the street.  We found this house in a John Weiland neighborhood with a full unfinished basement, hardwood floors on the first level, and office off the master.  With the "Weiland Bathroom" this house was perfect for my buyers.

 

Suwanee - Lawrenceville - Original list price $189,900 - Negotiated sales price - $139,900

This is a great house in the Suwanee market.  This buyer came to me as a referral from another buyer working at the same company.  They had already worked the auction circuit and had grown tired of missing out on their dream house.  We made a couple offers in the area but never heard back from the listing agent.  This house is unusual because of the vaulted ceiling in the foyer.   When constructing the house the builder took the extra step of bumping out the foyer to include a gable giving this house a unique look.  Special features include a huge garage large enough to park three small cars!! 

 

Suwanee - South Forsyth - Negotiated sales price - $156,700

One of a kind in Forsyth.  My buyer came to me off an email inquiry about another property in the Sugar Hill market.  They were investors seeking the pefect blend on completion vs. price.  For a South Forsyth neighborhood my buyers stole this house, comps for the area run 235k +.  The bank had actually repainted all walls and installed new carpet throughout.  Not sure why they walked away from this house but it was priced right for my buyer.

 

Sugar Hill - negotiated sales price $134,000 - $3,000 closing cost

Great couple that emailed me at 10:00 at night looking for an agent to help purchase a house in the area.  They had one request...  "we must live off such and such road"  Not such and such school system... but the actual road.  When a buyer knows what they want it makes my job so much easier.  After a couple showings this house came on the market, we had a contract on the listing before end of day.  Perfect condition with fenced back yard.  Move in ready.
